Choosing a settlement agent in Willagee

We look after property settlements right across Perth’s southern suburbs, and Willagee, about 2 km south-west of our Myaree office, is one we know well from the paperwork side. The contract sets the deadlines. Our job is to meet them.

Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.

We are only a short drive away, so if you would rather sit down and go through the documents at home or at work, we can do that.

Reading the title on a Willagee property

Willagee is a settled, established suburb: older brick-and-tile homes, plenty of blocks split into duplex or triplex sites, and villa and townhouse complexes. Lots of those are strata or survey-strata, which changes what needs doing.

  • If there is a tenant, the contract needs to deal with that
  • Duplex and triplex sites can carry easements for shared services
  • Villa and townhouse complexes are usually strata, so the strata information needs to come in early
  • Seller identity checks sorted well before settlement
  • Strata information requested as soon as the contract is signed

What happens between the Willagee contract and the keys

Settlement is not quite the end of a Willagee sale. Afterwards the change of ownership needs to reach the council and the Water Corporation, along with the State Revenue side, so future accounts go to the right person.

We look after those notifications as part of the job and confirm with you once settlement is through, so you can collect or hand over the keys.

Settlements we handle for Willagee property

Most of our Willagee work is straightforward home sales and purchases, but not all of it:

  • Private sales, where there is no real estate agent involved
  • Survivorship applications when a joint owner has passed away
  • Transfers under court orders following a separation
  • Title searches
  • Lodgement of documents with Landgate
  • Green title and strata title subdivision settlements
  • Transfer duty arranged through State Revenue Online as part of the settlement

Willagee settlement agent questions

Do I have to attend settlement?

No. Transfers and mortgages in WA generally have to be lodged electronically, so settlement is completed online and you do not need to attend. We let you know once your Willagee settlement has gone through.

Is there a cooling-off period when I buy in Willagee?

Generally, no. Once a WA property contract is signed there is no cooling-off period unless one has been added as a special condition, so be sure before you sign.

Can you give me legal advice about my contract?

We are settlement agents, not lawyers. If your Willagee contract raises something that needs legal advice, we will tell you and recommend you speak to a lawyer.

Will my settlement agent come out to Willagee?

In most cases, yes. Willagee is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
