Your Wellard settlement, handled properly
We look after property settlements right across Perth’s southern suburbs, and Wellard, roughly 25 km south of our Myaree office, is one we know well from the paperwork side. The contract sets the deadlines. Our job is to meet them.
You might hear the job called conveyancing, settlement or both. In WA it is done by licensed settlement agents (conveyancers) or lawyers. We are a licensed settlement agent, which means we handle the transfer and the settlement, and we point you to a lawyer when legal advice is needed.
Wellard is a fair way from Myaree, but home appointments can often be arranged. Ring to check availability, or we can run it by phone.

Wellard property and what it means for your settlement
Newer estates like Wellard mean plenty of first home buyers, vacant land and builds still in progress. Land contracts and building contracts run on different timelines, and they need to line up.
- Land and building contracts are separate documents with separate timelines
- First home buyer duty concessions may apply, depending on eligibility under RevenueWA’s rules
- New vacant lots cannot settle until their title has been issued
- Strata information requested as soon as the contract is signed
- Title searched and any issues raised early, not the week before settlement
We also handle conveyancing around Wellard in Kwinana Town Centre, Parmelia, Calista, Bertram and Orelia.
Behind the scenes of a Wellard sale
Selling in Wellard? Your part is mostly signing things and keeping your bank informed. We look after the rest:
- Verifying your identity and your authority to sell, which settlement agents must do before settlement
- Liaising with your bank about discharging the mortgage
- Working out the rates, water and levy adjustments
- Confirming the funds and letting you know once settlement has gone through
How your Wellard settlement agent can help
We look after a range of Wellard property transactions, including:
- Green title and strata title subdivision settlements
- Transfer duty arranged through State Revenue Online as part of the settlement
- Settlements for houses, duplexes, townhouses and villa strata, for buyers and sellers
- Vacant land settlements
- Strata settlements, including strata information and levy adjustments
- Private sales, where there is no real estate agent involved
- Survivorship applications when a joint owner has passed away

What Wellard buyers and sellers ask us
I am buying vacant land off the plan in Wellard. When does it settle?
Off-the-plan land can only settle after its certificate of title is issued. Check the sunset clause in your contract, and make sure your deposit is held in a trust account.
Someone emailed new bank details for my settlement. What should I do?
Stop and call. Confirm the details using a phone number you already know, not one in the email. We never change our bank details by email.
Will I get a quote before I commit?
Yes. Settlement agents must give you a written costs disclosure before they are appointed. Request a quote and we will set it out for your Wellard property.
Is Wellard too far for a home visit?
Not necessarily. Visits out to Wellard can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
