Settling a Trigg sale or purchase

Buying or selling in Trigg? The suburb is roughly 20 km north of our Myaree office, in Perth’s northern suburbs, and like everywhere in WA the conveyancing starts the moment the offer and acceptance is signed.

In Western Australia, conveyancing is carried out by licensed settlement agents, sometimes called conveyancers, or by lawyers. We are a licensed real estate settlement agent. We are not lawyers, so if something in your contract needs legal advice we will say so and suggest you speak to one.

You are close to our office, so you can drop in, have us come to you, or handle the whole thing by phone. Your call.

Trigg houses, units and land

Being near the beach, Trigg tends to have plenty of strata, from older walk-up units to newer apartments, sitting alongside houses on their own titles. Strata adds another party to the settlement, so we get onto it early.

  • Apartments and villas near the beach are usually strata, so the strata company’s information needs to come in early
  • Older lots split into two or three often sit on survey-strata titles with shared driveways
  • If there is a tenant in place, the contract needs to say how that is being handled
  • Lodgement with Landgate through electronic settlement
  • Regular updates so you are not left wondering where things are at

The steps behind your Trigg settlement

Once the contract for your Trigg property reaches us, here is roughly how it runs:

  • We send a welcome letter and an authority to act
  • We search the title and request rates, water and any strata information
  • Finance and any special conditions get satisfied
  • You sign the settlement and bank documents
  • We book settlement and tell you straight away
  • The buyer does a final inspection
  • Settlement happens electronically and we let you know the moment it is done

Signing your bank documents promptly is the single easiest way to keep things on track.

Questions Trigg clients ask their settlement agent

When is transfer duty paid?

Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Trigg settlement.

The owner has died and the property was held as joint tenants. What happens?

The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.

I am buying vacant land off the plan in Trigg. When does it settle?

Off-the-plan land can only settle after its certificate of title is issued. Check the sunset clause in your contract, and make sure your deposit is held in a trust account.

Will my settlement agent come out to Trigg?

In most cases, yes. Trigg is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
