Choosing a settlement agent in Queens Park

Sitting roughly 15 km east of our Myaree office, Queens Park is part of Perth’s southern suburbs. An accepted offer feels like the finish line, but for the conveyancing it is really the starting gun.

Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.

We are only a short drive away, so if you would rather sit down and go through the documents at home or at work, we can do that.

Reading the title on a Queens Park property

Queens Park is a settled, established suburb: older brick-and-tile homes, plenty of blocks split into duplex or triplex sites, and villa and townhouse complexes. Lots of those are strata or survey-strata, which changes what needs doing.

  • Long-held homes sometimes need a survivorship application before they can be sold
  • If there is a tenant, the contract needs to deal with that
  • Duplex and triplex sites can carry easements for shared services
  • Rates, water and any strata levies adjusted so each side pays only their share
  • A settlement statement that sets out the final figures before the day

What happens between the Queens Park contract and the keys

Settlement is not quite the end of a Queens Park sale. Afterwards the change of ownership needs to reach the council and the Water Corporation, along with the State Revenue side, so future accounts go to the right person.

We look after those notifications as part of the job and confirm with you once settlement is through, so you can collect or hand over the keys.

Settlements we handle for Queens Park property

Most of our Queens Park work is straightforward home sales and purchases, but not all of it:

  • Strata settlements, including strata information and levy adjustments
  • Private sales, where there is no real estate agent involved
  • Survivorship applications when a joint owner has passed away
  • Transfers under court orders following a separation
  • Title searches
  • Lodgement of documents with Landgate
  • Green title and strata title subdivision settlements

Queens Park settlement agent questions

I am buying a strata property in Queens Park. What is different?

Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.

When is transfer duty paid?

Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Queens Park settlement.

The owner has died and the property was held as joint tenants. What happens?

The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.

Will my settlement agent come out to Queens Park?

In most cases, yes. Queens Park is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
