From signed contract to settled in Parkwood

Parkwood is about 9 km east of our Myaree office, in Perth’s southern suburbs. Whether you have just had an offer accepted or you are about to put the house on the market, the conveyancing is what gets you from a signed contract to a registered change of ownership.

In WA the person running your settlement is usually a licensed settlement agent, also called a conveyancer, or a lawyer. We are the former. We prepare and check the settlement documents, handle the figures and lodge with Landgate, and if anything needs legal advice we will recommend you get it.

Parkwood is close enough that a home visit to sign the paperwork is easy to arrange, including on weekends.

What is behind a Parkwood sale

Parkwood has a good spread of property types, from long-held family homes to strata villas. Long-held homes sometimes need title work, such as a survivorship application, before they can be sold.

  • Villa and townhouse complexes are usually strata, so the strata information needs to come in early
  • Subdivided rear lots often share a driveway, which shows up on the title
  • Long-held homes sometimes need a survivorship application before they can be sold
  • Lodgement with Landgate through electronic settlement
  • Regular updates so you are not left wondering where things are at

How a Parkwood settlement runs

One of the first things we do on any Parkwood file is search the title. It tells us who the registered owner is and what else is recorded against the land, such as a mortgage, caveat, easement or notification.

Most of it is routine. When it is not, finding out in week one rather than the week before settlement gives everyone time to deal with it.

Your Parkwood settlement questions answered

When is transfer duty paid?

Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Parkwood settlement.

The owner has died and the property was held as joint tenants. What happens?

The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.

I am buying vacant land off the plan in Parkwood. When does it settle?

Off-the-plan land can only settle after its certificate of title is issued. Check the sunset clause in your contract, and make sure your deposit is held in a trust account.

Will my settlement agent come out to Parkwood?

In most cases, yes. Parkwood is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
