From signed contract to settled in Oldbury
Oldbury sits roughly 25 km south of our Myaree office, in Perth’s southern suburbs. Once the contract is signed there is a fair bit to organise before the property changes hands, and that is what we do.
In WA the person running your settlement is usually a licensed settlement agent, also called a conveyancer, or a lawyer. We are the former. We prepare and check the settlement documents, handle the figures and lodge with Landgate, and if anything needs legal advice we will recommend you get it.
We can often get out to Oldbury to sign documents with you, so call and we will see what works. Phone and email are always an option too.

What is behind a Oldbury sale
Semi-rural property in Oldbury can bring things a suburban sale never does: multiple titles, sheds, bores and special conditions about equipment. We take each one through properly.
- Larger lots can be on more than one title
- New estates sit next to older rural properties, so no two sales look alike
- Rates and water are adjusted so each side pays only their share
- Lodgement with Landgate through electronic settlement
- Regular updates so you are not left wondering where things are at

How a Oldbury settlement runs
One of the first things we do on any Oldbury file is search the title. It tells us who the registered owner is and what else is recorded against the land, such as a mortgage, caveat, easement or notification.
Most of it is routine. When it is not, finding out in week one rather than the week before settlement gives everyone time to deal with it.

Your Oldbury settlement questions answered
The owner has died and the property was held as joint tenants. What happens?
The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.
I am buying vacant land off the plan in Oldbury. When does it settle?
Off-the-plan land can only settle after its certificate of title is issued. Check the sunset clause in your contract, and make sure your deposit is held in a trust account.
Someone emailed new bank details for my settlement. What should I do?
Stop and call. Confirm the details using a phone number you already know, not one in the email. We never change our bank details by email.
Is Oldbury too far for a home visit?
Not necessarily. Visits out to Oldbury can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
