Your Midland settlement, handled properly

We look after property settlements right across Perth’s eastern suburbs, and Midland, roughly 25 km north-east of our Myaree office, is one we know well from the paperwork side. The contract sets the deadlines. Our job is to meet them.

You might hear the job called conveyancing, settlement or both. In WA it is done by licensed settlement agents (conveyancers) or lawyers. We are a licensed settlement agent, which means we handle the transfer and the settlement, and we point you to a lawyer when legal advice is needed.

Midland is a fair way from Myaree, but home appointments can often be arranged. Ring to check availability, or we can run it by phone.

Midland property and what it means for your settlement

Around Midland you will see original homes on bigger blocks next to newer builds on subdivided lots. A green title house and a strata villa down the street are both normal sales, but they settle differently.

  • Villa and townhouse complexes are usually strata, so the strata information needs to come in early
  • Subdivided rear lots often share a driveway, which shows up on the title
  • Long-held homes sometimes need a survivorship application before they can be sold
  • Strata information requested as soon as the contract is signed
  • Title searched and any issues raised early, not the week before settlement

We also handle conveyancing around Midland in Woodbridge, Midvale, Bellevue, Viveash and Caversham.

Behind the scenes of a Midland sale

Selling in Midland? Your part is mostly signing things and keeping your bank informed. We look after the rest:

  • Verifying your identity and your authority to sell, which settlement agents must do before settlement
  • Liaising with your bank about discharging the mortgage
  • Working out the rates, water and levy adjustments
  • Confirming the funds and letting you know once settlement has gone through

How your Midland settlement agent can help

We look after a range of Midland property transactions, including:

  • Settlements for houses, duplexes, townhouses and villa strata, for buyers and sellers
  • Vacant land settlements
  • Strata settlements, including strata information and levy adjustments
  • Private sales, where there is no real estate agent involved
  • Survivorship applications when a joint owner has passed away
  • Transfers under court orders following a separation
  • Title searches

What Midland buyers and sellers ask us

What are adjustments?

Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.

I am buying a strata property in Midland. What is different?

Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.

When is transfer duty paid?

Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Midland settlement.

Is Midland too far for a home visit?

Not necessarily. Visits out to Midland can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
