Your Innaloo settlement, handled properly

Sitting roughly 15 km north of our Myaree office, Innaloo is part of Perth’s northern suburbs. An accepted offer feels like the finish line, but for the conveyancing it is really the starting gun.

You might hear the job called conveyancing, settlement or both. In WA it is done by licensed settlement agents (conveyancers) or lawyers. We are a licensed settlement agent, which means we handle the transfer and the settlement, and we point you to a lawyer when legal advice is needed.

We are only a short drive away, so if you would rather sit down and go through the documents at home or at work, we can do that.

Innaloo property and what it means for your settlement

Around Innaloo you will see original homes on bigger blocks next to newer builds on subdivided lots. A green title house and a strata villa down the street are both normal sales, but they settle differently.

  • Subdivided rear lots often share a driveway, which shows up on the title
  • Long-held homes sometimes need a survivorship application before they can be sold
  • If there is a tenant, the contract needs to deal with that
  • Seller identity checks sorted well before settlement
  • Strata information requested as soon as the contract is signed

We also handle conveyancing around Innaloo in settlement agent for Woodlands, Stirling, Osborne Park, Gwelup and Churchlands.

Behind the scenes of a Innaloo sale

Selling in Innaloo? Your part is mostly signing things and keeping your bank informed. We look after the rest:

  • Verifying your identity and your authority to sell, which settlement agents must do before settlement
  • Liaising with your bank about discharging the mortgage
  • Working out the rates, water and levy adjustments
  • Confirming the funds and letting you know once settlement has gone through

How your Innaloo settlement agent can help

We look after a range of Innaloo property transactions, including:

  • Vacant land settlements
  • Strata settlements, including strata information and levy adjustments
  • Private sales, where there is no real estate agent involved
  • Survivorship applications when a joint owner has passed away
  • Transfers under court orders following a separation
  • Title searches
  • Lodgement of documents with Landgate

What Innaloo buyers and sellers ask us

Can one settlement agent act for both the buyer and seller?

Only if both parties are given a written disclosure and consent. Many Innaloo buyers and sellers prefer to have their own settlement agent.

What are adjustments?

Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.

I am buying a strata property in Innaloo. What is different?

Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.

Will my settlement agent come out to Innaloo?

In most cases, yes. Innaloo is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
