Getting your Daglish property settled

Sitting about 10 km north of our Myaree office, Daglish is part of Perth’s western suburbs. An accepted offer feels like the finish line, but for the conveyancing it is really the starting gun.

A quick bit of WA background: here the people who handle conveyancing are licensed settlement agents (also known as conveyancers) or lawyers. Jacaranda Settlements is a licensed settlement agent. Where your situation calls for legal advice, we will recommend you get it rather than guess.

We are only a short drive away, so if you would rather sit down and go through the documents at home or at work, we can do that.

Why Daglish sales are not all the same

In established inner suburbs like Daglish, plenty of properties have been split into two or three lots over the years, and apartments and older flats are common too. That means a lot of strata and survey-strata settlements.

  • Battle-axe and rear lots often come with easements for access or shared services
  • Older homes often have decades of title history: notifications, easements and the odd old caveat
  • Plenty of blocks are now survey-strata or built strata lots, each with its own quirks
  • A settlement statement that sets out the final figures before the day
  • Lodgement with Landgate through electronic settlement

Neighbouring suburbs we cover include settlement agent for Subiaco, Jolimont, Shenton Park and Crawley.

Inside a Daglish conveyancing file

Property settlements are a target for payment redirection scams, where someone hacks or copies an email account and sends you new bank details. On a Daglish sale or purchase, the rule is simple: confirm any bank details by calling a number you already know, never one in the email.

We will never change our bank details by email. If you get a message that says otherwise, ring us on 6266 6961 before you do anything.

Common questions about Daglish settlements

Is there a cooling-off period when I buy in Daglish?

Generally, no. Once a WA property contract is signed there is no cooling-off period unless one has been added as a special condition, so be sure before you sign.

Can you give me legal advice about my contract?

We are settlement agents, not lawyers. If your Daglish contract raises something that needs legal advice, we will tell you and recommend you speak to a lawyer.

Who chooses the settlement agent?

You do. Buyers and sellers are each entitled to appoint a settlement agent or lawyer of their choice, and to change at any time. You do not have to use the one suggested by the real estate agent.

Will my settlement agent come out to Daglish?

In most cases, yes. Daglish is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
