A licensed settlement agent for Connolly

Connolly is roughly 35 km north of our Myaree office, in Perth’s northern suburbs. Whether you have just had an offer accepted or you are about to put the house on the market, the conveyancing is what gets you from a signed contract to a registered change of ownership.

In Western Australia, conveyancing is carried out by licensed settlement agents, sometimes called conveyancers, or by lawyers. We are a licensed real estate settlement agent. We are not lawyers, so if something in your contract needs legal advice we will say so and suggest you speak to one.

We can often get out to Connolly to sign documents with you, so call and we will see what works. Phone and email are always an option too.

The Connolly property mix, from a conveyancer's desk

Newer estates like Connolly mean plenty of first home buyers, vacant land and builds still in progress. Land contracts and building contracts run on different timelines, and they need to line up.

  • First home buyer duty concessions may apply, depending on eligibility under RevenueWA’s rules
  • New vacant lots cannot settle until their title has been issued
  • Large amounts moving at settlement are exactly what payment redirection scammers target, so bank details get confirmed by phone
  • Apartments and villas near the beach are usually strata, so the strata company’s information needs to come in early
  • Regular updates so you are not left wondering where things are at

How the Connolly paperwork comes together

Before your Connolly purchase goes unconditional, check what the contract actually says. If you are borrowing, the finance clause on the offer and acceptance needs to be ticked. Consumer Protection also suggests buyers of established homes consider a timber pest inspection and a matching special condition.

We are not lawyers and we will not tell you what to put in your contract. If you are unsure what a condition means, get legal advice before you sign. Once it is signed, we take it from there.

Questions Connolly clients ask their settlement agent

Do I have to attend settlement?

No. Transfers and mortgages in WA generally have to be lodged electronically, so settlement is completed online and you do not need to attend. We let you know once your Connolly settlement has gone through.

Is there a cooling-off period when I buy in Connolly?

Generally, no. Once a WA property contract is signed there is no cooling-off period unless one has been added as a special condition, so be sure before you sign.

Can you give me legal advice about my contract?

We are settlement agents, not lawyers. If your Connolly contract raises something that needs legal advice, we will tell you and recommend you speak to a lawyer.

Is Connolly too far for a home visit?

Not necessarily. Visits out to Connolly can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
