Carlisle settlements without the jargon
From our Myaree office, Carlisle is roughly 10 km north-east. It is in Perth’s inner suburbs, an area we look after regularly, and the job is the same wherever the property is: get the paperwork right and the settlement done on the agreed date.
WA does things slightly differently to the eastern states. Conveyancing here is done by licensed settlement agents or by lawyers, and settlement agents work under the Settlement Agents Act 1981 and a code of conduct. We are licensed, and we will tell you when a question is really one for a lawyer.
You are close to our office, so you can drop in, have us come to you, or handle the whole thing by phone. Your call.

Carlisle titles, strata and everything in between
Carlisle has a lot of older housing, and older homes usually come with older titles. Over the decades blocks get subdivided, easements get added and the odd caveat appears. It is all normal, but it needs reading.
- Older homes often have decades of title history: notifications, easements and the odd old caveat
- Plenty of blocks are now survey-strata or built strata lots, each with its own quirks
- Villa and townhouse complexes are usually strata, so the strata information needs to come in early
- Subdivided rear lots often share a driveway, which shows up on the title
- Regular updates so you are not left wondering where things are at

The Carlisle settlement timeline
When you buy in Carlisle, your deposit is normally held in a trust account until settlement rather than going straight to the seller. Settlement agents in WA must keep client money in a statutory trust account, and those accounts have to be audited.
At settlement the deposit and the balance of the price go to the seller, less anything owed to their bank, and we confirm the numbers with you before the day.

Settlement agent FAQs for Carlisle
Do I have to attend settlement?
No. Transfers and mortgages in WA generally have to be lodged electronically, so settlement is completed online and you do not need to attend. We let you know once your Carlisle settlement has gone through.
Is there a cooling-off period when I buy in Carlisle?
Generally, no. Once a WA property contract is signed there is no cooling-off period unless one has been added as a special condition, so be sure before you sign.
Can you give me legal advice about my contract?
We are settlement agents, not lawyers. If your Carlisle contract raises something that needs legal advice, we will tell you and recommend you speak to a lawyer.
Will my settlement agent come out to Carlisle?
In most cases, yes. Carlisle is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
