Settlement agents in Boya, explained simply
Boya is roughly 25 km north-east of our Myaree office. As part of the Perth Hills it sees its share of sales every year, and every one of them needs someone to handle the title, the figures and the settlement itself.
Settlement agents in Western Australia have to be licensed, and they work under a code of conduct set by the state. That is us. It also means we are upfront about our limits: we are not lawyers, and we will say when a question should go to one.
At this distance a home visit can often still be arranged. Give us a call to check, or handle most of it by phone and email.

What we see in Boya settlements
Out in Boya you are more likely to be dealing with bigger blocks, bush settings and homes with sheds, tanks and outbuildings than a standard suburban lot. Bigger land usually means more on the title, so we read it closely.
- Bigger blocks tend to have more on the title, such as easements, notifications or a caveat, and every one gets read
- Sheds, tanks and outbuildings should be clearly covered in the contract
- Some properties sit across more than one lot or title, which means more documents to line up
- A settlement statement that sets out the final figures before the day
- Lodgement with Landgate through electronic settlement

What to expect along the way in Boya
Most delays on a Boya settlement come from the same few places: bank documents signed late, strata information arriving slowly, or a special condition nobody followed up. We chase all three from day one.
The contract sets the settlement date and there can be penalties for missing it, so if anything changes on your side, tell us early and we will work out the options.

Boya settlement agent questions
I am buying a strata property in Boya. What is different?
Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.
When is transfer duty paid?
Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Boya settlement.
The owner has died and the property was held as joint tenants. What happens?
The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.
Is Boya too far for a home visit?
Not necessarily. Visits out to Boya can often be arranged, so ring us to check dates. Phone and email work just as well if a visit does not suit.
