Who looks after your Bicton settlement

Bicton is about 3 km west of our Myaree office. As part of Perth’s southern suburbs it sees its share of sales every year, and every one of them needs someone to handle the title, the figures and the settlement itself.

You might hear the job called conveyancing, settlement or both. In WA it is done by licensed settlement agents (conveyancers) or lawyers. We are a licensed settlement agent, which means we handle the transfer and the settlement, and we point you to a lawyer when legal advice is needed.

Being this close to the office means we can usually come to you to sign documents, weekends included. Or keep it all to phone and email if that suits you better.

Settling a Bicton property: the local bits

Being near the beach, Bicton tends to have plenty of strata, from older walk-up units to newer apartments, sitting alongside houses on their own titles. Strata adds another party to the settlement, so we get onto it early.

  • Apartments and villas near the beach are usually strata, so the strata company’s information needs to come in early
  • Older lots split into two or three often sit on survey-strata titles with shared driveways
  • If there is a tenant in place, the contract needs to say how that is being handled
  • Title searched and any issues raised early, not the week before settlement
  • Rates, water and any strata levies adjusted so each side pays only their share

We also handle conveyancing around Bicton in Attadale settlement agent, Palmyra, Melville, Willagee and Alfred Cove.

Where your Bicton settlement is up to

If your Bicton property is strata, there is an extra party in the mix: the strata company. The buyer has to be given compulsory information about the scheme and the lot before signing, and at settlement the levies are adjusted between buyer and seller.

We request the strata information on the day the contract arrives, because waiting on it is one of the most common causes of a late settlement.

How your Bicton settlement agent can help

We look after a range of Bicton property transactions, including:

  • Transfers under court orders following a separation
  • Title searches
  • Lodgement of documents with Landgate
  • Green title and strata title subdivision settlements
  • Transfer duty arranged through State Revenue Online as part of the settlement
  • Settlements for houses, duplexes, townhouses and villa strata, for buyers and sellers
  • Vacant land settlements

What Bicton buyers and sellers ask us

I am buying a strata property in Bicton. What is different?

Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.

When is transfer duty paid?

Transfer duty is generally due within two months of the liability arising, and it is usually the buyer who pays. We arrange it through State Revenue Online as part of your Bicton settlement.

The owner has died and the property was held as joint tenants. What happens?

The surviving joint tenant applies to Landgate to be registered as the owner, which is called a survivorship application. It needs a death certificate, a statutory declaration and identity verification. We can prepare and lodge it.

Will my settlement agent come out to Bicton?

In most cases, yes. Bicton is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
