A settlement agent for Balcatta buyers and sellers
Balcatta is roughly 20 km north of our Myaree office. As part of Perth’s northern suburbs it sees its share of sales every year, and every one of them needs someone to handle the title, the figures and the settlement itself.
A quick bit of WA background: here the people who handle conveyancing are licensed settlement agents (also known as conveyancers) or lawyers. Jacaranda Settlements is a licensed settlement agent. Where your situation calls for legal advice, we will recommend you get it rather than guess.
Being this close to the office means we can usually come to you to sign documents, weekends included. Or keep it all to phone and email if that suits you better.

The kinds of Balcatta sales we settle
Balcatta has a good spread of property types, from long-held family homes to strata villas. Long-held homes sometimes need title work, such as a survivorship application, before they can be sold.
- If there is a tenant, the contract needs to deal with that
- Duplex and triplex sites can carry easements for shared services
- Villa and townhouse complexes are usually strata, so the strata information needs to come in early
- A settlement statement that sets out the final figures before the day
- Lodgement with Landgate through electronic settlement
Neighbouring suburbs we cover include settlement agent for Stirling, Hamersley, Gwelup, Balga and Innaloo.
What we do while you pack up in Balcatta
Settlement day for a Balcatta property is less dramatic than people expect. These days nobody needs to meet in an office. In WA, transfers and mortgages generally have to be lodged electronically, so the banks and settlement agents complete it online, the funds move, and the documents go to Landgate for registration.
Before that, we have done the searches, checked the figures and made sure every document is signed and ready. Afterwards, we confirm with you that it has gone through so you can sort out the keys.

Common questions about Balcatta settlements
Can one settlement agent act for both the buyer and seller?
Only if both parties are given a written disclosure and consent. Many Balcatta buyers and sellers prefer to have their own settlement agent.
What are adjustments?
Rates, water and strata levies are often paid ahead. At settlement they are split so the seller pays up to the settlement date and the buyer pays from then on. It is all set out in your settlement statement.
I am buying a strata property in Balcatta. What is different?
Strata adds the strata company to the picture. Before you sign, the seller has to give you compulsory information about the scheme and the lot. We then request strata information and adjust the levies at settlement.
Will my settlement agent come out to Balcatta?
In most cases, yes. Balcatta is a short trip from our Myaree office, so a home appointment to sign the paperwork can usually be arranged, including on weekends.
